Embury Senior Apartments

Scope:
Complete reconstruction of two occupied senior housing towers, reconfiguring units into a total of 192 apartments. The project required phased construction and commissioning to allow turnover of three to four floors at a time while residents remained in place.
Key Features:
  • HVAC: New heating system, energy recovery ventilators, wall-mounted AC units, and individually controlled fin tube radiation for efficiency.
  • Plumbing: Renovated bathrooms and kitchens with water-conserving fixtures.
  • Electrical: Installed new switchgear, distribution, security system, telecom infrastructure, emergency call system, and fire alarm system.
  • Fire Protection: NFPA 13 sprinkler systems installed in every apartment.
Outcome:

Enhanced comfort, safety, and efficiency for senior residents through new HVAC, plumbing, electrical, and fire protection systems, while reducing overall energy and water use.
